<h3>Project Detail</h3>
<p>The new Retirement Village in Isabella Gardens provides 123 new Independent living Units (ILU’s) in total with a variety of one, two and three bedroom villas, combined with Community Clubhouse facilities.</p>
<p>The villas are conveniently located within walking distance to the local Isabella Plains Shops and just a couple of minutes away from the Tuggeranong Hyperdome shopping centre, a local bus service is also expected to stop near the Isabella Garden’s entrance.</p>
<p>The PBS team ensured the living units are all designed with modern styling, practicality, sustainability. Without exceeding the set budget providing cost effective units Isabella Gardens has been proudly announced as the first Retirement living villa in Australia to achieve the Liveable Housing Australia “Gold” rating.</p>
<p>Each villa has been carefully architecturally planned and designed to provide energy efficiency for an environmentally friendly and cost effective living. The units are designed and purposely built to service our ageing population of the Canberra region, developed by Lend Lease Retirement Living. The construction type of the villas are a tradition build form with a “twist”.</p>
<p>Lend Lease together with Blue Scope Steel and Custom Steel (Frame and Roof manufacturer Orange) in consultation with PBS reviewed the possibility of developing a construction methodology to prevent fall from heights risks, by constructing the roof in its entirety on the ground and then craning the entire roof in place onto the wall frames. In order to facilitate such a industry initiative there was significant design development required from all stakeholders to ensure the construction and delivery could be achieved.</p>

<h3>Project Detail</h3>
<p>Deux Apartments is a contemporary mixed use development located in the heart of prestigious Hunters Hill comprised of 11 luxury apartments and a street level commercial site over a single level of basement car parking.<br />
The interior features a very high quality of finishes including oak timber floors, natural stone to the bathrooms and living areas, polyurethane kitchens with stone benchtops and splashbacks.<br />
Constructed using post tensioned concrete framed structure with light weight infill and a façade comprising a mix of dark heritage face brick, sandstone cladding, composite metal, panels and green walls incorporated into vertical and horizontal louvres.<br />
A very challenging project logistically as it is located on a main road with tight restrictions imposed by both council and RMS regarding delivery and access times.<br />
The complete design and construct project with a total contract value just under $6m was completed on time with a high level of client and purchaser satisfaction.</p>

<p>The Whale Beach House has set the bar for beach houses across the infamous Northern Beaches of Sydney. PBS Building took the task of a ground up renovation to this older 3 storey beachfront mansion. The existing property built on the carpark to Whale Beach consisted of 4 levels comprising 6 bedrooms, 5 bathrooms, 2 studies and a games room with bar. The renovations included a 4th floor excavated under existing house with the addition of a new staircase and lift connecting all 4 levels.</p>
<p>The top floor of the house consists of an owners retreat with separate suspended driveway and lockable carport, study and private deck looking out over Whale Beach. Entry level hosts the expansive main living space with accommodation below and the ground floor boasting a resort style entertaining area and pool.</p>
<p>The design allows for the deep beachfront decks to take in the ocean and beach views from all levels. Particular care taken with the orientation of the ensuite baths to accommodate the views whilst relaxing in a warm bath. Other features to the house include;<br />
- Premium finishes throughout include solid American Oak flooring, Blackbutt panelling and custom joinery.<br />
- Natural stone finishes including Caesar stone benchtops, Calacutta marble, Bedonia stone hearths and Basaltina BBQ bench. All bathrooms are tiled with Travertine.<br />
- Curved floor to ceiling glass to take in the views.<br />
- Fully integrated kitchen features Gaggenau appliances, butler’s pantry and wine fridge.<br />
- Entertaining level comprises a Miele kitchen, gym, sauna and steam room with a lounge opening onto a new 15m pool.<br />
- Accommodation level has a caretaker’s suite with separate entry. All bedrooms have ensuites.<br />
- Automation throughout the entire house controlling Lights, security, entertainment, floor heating and internal blinds and external louvres.</p>
<p>The exterior of the house boasts new copper walls, balustrades and awnings, aluminium and Blackbutt slats and landscaping. The landscaping was re-done with native, low maintenance plants and hand cut sandstone to the entry level driveway.</p>

<p>The ground floor of both the interconnecting buildings will provide convenient commercial and retail space for the students.</p>
<p>PBS’s project team have carefully designed and styled each room with a modern feel whilst managing to provide an energy efficient, environmentally friendly and cost effective building. Cooper Lodge has been designed to meet the requirements of a 5 Star Green-Star rating.</p>
<p>The project is due for completion in December 2016, four weeks ahead of program and under budget.</p>
