Located in Narrabeen, the Hamilton Terraces consists of 20 townhouses over a 45 car space basement. Each townhouse offers 2 bedrooms, bathroom, ensuite, private courtyards with water features, combined living/ dining and a loft studio.
The Hamilton Terraces is a hybrid Design and Construct project in which PBS Building were responsible for structural, stormwater and mechanical design components. The project was valued at $8.7 million and completed in September 2006.
The project consists of four clusters built over the transfer floor. The high masonry dividing walls and planters provide privacy amongst each tenancies courtyards.
Through engineering redesign, PBS Building were able to achieve substantial savings through the complex transfer floor without changing the architectural intent. The basement consists of slab on ground with a combination of natural saw cut sandstone and load bearing blockwork. The ground floor level consist of cavity load bearing masonry. Level 1 consists of brick veneer construction and the loft area is built into the hand cut timber framed and metal clad roof with dormer windows.
The project has an exceptionally high level of inclusions including stainless steel Bosch appliances, northern box timber flooring, full height tiling, day/night zoned air-conditioning, security system, intercom system, Holland blinds, semi-frameless shower screens, and Villeroy and Boch sanitaryware.
